Regarding rent prices in JC as compared to Sunee;

I've learned from several Thai and farang bar owners in Sunee that on average single-stall units (small bars) rented for 10,000 baht/month and double-stalls like the old Jim Jimmy James, kAOS, Corner Bar (Double Shot), etc. rented for 20,000 Baht/month.

The rental charges in JC are almost exactly double @ 20,000 Baht/month for single-stall and 40,000 Baht/month for double stalls like Dorothy's, Divarium, etc. So asking bar owners to pay double the rental costs without a single gogo bar in sight to draw the customers is a tall order...especially for those who are actually interested in turning a profit.

Dorothy's was 49,000 per month. Complete with a 10 bedroom hotel, so fill 2 rooms and the rent is covered. I think that was a fairly good sized bar, but having never set foot in that one, I might be wrong. Too many bars to try them all.

On the other hand, I suspect the probability of being asked for money again, or asked to fund some other big ticket item is near 100%. "My mother needs an operation" etc. If people know you are generous, requests might be quite creative.
Well we’ll see if there are anymore requests. I have no problem saying no. I have many times in the past. If I really like a boy or even a bar, I will send money. Although this is the only bar I would ever help out.

1 That would look difficult. Of course, whatever the rent, it's quite easy for prospective bar owners to sit down in a similar bar with a note book and count the number of drinks sold in a night. Then compare the gross margin on that with the rent & other costs. So they should have some idea of what they're getting into.

2 Dorothy's was advertised at 49,000 per month, but including a 10 room hotel. Filling 2 rooms would cover the rent. Bars elsewhere in Jomtien are available at lower rents, but it would not surprise me if the JC landlords screw a higher rent out of the tenants. Which is simply added to the drink prices.

Very old numbers. I know from several reliable sources the rents in Sunee are as cheap as 3000 baht per unit and has been since 2020 when the lockdowns started. So the difference in rent with Boyztown and Jomtien complex is huge.

The rumor just a few years ago was that Madam Sunee was going to sell Sunee Plaza and had an interested buyer lined up. Whatever happened to that? With so many vacant venues I would think she would want to sell and get rid of it.

Of course maybe it was only an unsubstantiated rumor, but I would think the way things have turned out, if she could sell out, she would.

Especially with the dilapidated condition of most of those empty units. Can you imagine the rats and mold inside. What a mess. But maybe the workers are used to refurbishing old vacant buildings.

Yes, for Sunee Plaza you are correct, as the rental fees mentioned in my post were pre-covid for Sunee and current for JC. Of course the rent is dirt-cheap right now in Sunee because it's practically a ghost town.

The owner of Green Chairs in Sunee, who's a close friend of Madam Sunee, told me that Double Shot was paying 20,000/month when in Sunee (pre-covid) - and now pay around 40,000 in JC.

Em, owner of M's Bar in JC, is the only one who really seems to be on top of things as these venues change and reshape themselves. She opened a small lower-rent single-stall bar off the main drag in JC to keep the overhead down - and packs the place with boys...and more boys. I'd wager that she now has one of the most profitable bars in JC - if not the most profitable, and she did this by sticking to the old tired-and-true business plan of giving the customers what they want..."BOYS"... while forgetting about all the frills and bingo nights.

Hopefully other bar owners will take notice over time. Either that or move these venues back to Sunee near the few gogo's that are surviving where they belonged in the first place.

Regarding "Madam Sunee" … I have been in Pattaya for nearly 25 years … if she was a powerful land owner in 2000 and before … she must certainly be elderly at this point … really would seem to be time to sell.

Considering they offer what you want, how often do you visit M Bar and sit with a boy ? If that's what we really want, it follows that we visit on a regular basis.

When I have visited, there have usually been other customers, but not many of them. In 2023, I really enjoyed a couple of visits to the bar.
In 2024, I had more fun elsewhere. Small changes make all the difference.

Does the same owner also run BN Bar ?
I see EM popping around there occasionally. One of the better bars, but I doubt it's a gold mine.
