I would have thought Howard's would have been a more straightforward business model. A cheap hotel near Sunee, with some kind of cafe/bar downstairs. Better still, located between Boyztown and Sunee. So all they needed was a hotel with the right quality and price levels, since the nightlife was the attraction.

Now as the sauna is in the middle of nowhere, that needs to become the destination, as it's quite a walk to reach anything of interest.
I did notice some nice rental Appartments nearby recently, which looked like a very stylish offer for the price, but was put off by the location.
